Since 1992, we’ve operated a chain of North Wales estate agent offices across the North Wales coast – covering property sales and lettings from Prestatyn through to Llandudno. Nobody who works in our Llandudno Estate Agents office will be at all surprised to see Llandudno featured in a Rightmove index of the UK’s happiest places to live in Wales.
The survey based their rankings on twelve factors including community spirit, feeling safe, the friendliness of locals, the amenities and local services available and earning enough to live comfortably. When all these were taken into account, Llandudno came second only to to Llandridod Wells – though to those of us who live and work in Llandudno, our challenge is to try living in both places – because our Llandudno property sells very fast and secretly we think it’s better by far (we admit to a little bias here!)
North Wales is, as a whole, a lovely place to live, with reasonably priced property, friendly people and happy tourists who love our friendly towns and the spectacular blend of mountain and coastal scenery. However, Llandudno has so much to offer, it is so much more than just a beautiful Victorian holiday resort. The sheer variety of activity in the town keeps it vibrant and happy, and that energy is everywhere.
While tourists love the hotels, charming shops and spectacular beach, there really is something for everyone here. From walking and heritage trails, to quiet coastal treks and coves (and busy beaches if you prefer!) to zoo, to surf attractions, castles, shopping, delicious locally-reared food, delightful coffee shops and a plethora of history, it’s harder to find something you can’t do in Llandudno – although it’s popularity means that even if there is, the town has good transport links to travel elsewhere.
One of the reasons Llandudno is such a great place to live is the excellent value of the local property market. We currently have properties from a very reasonable £69,950 for a one bedroom flat in a nice area, up to luxury large detached homes for £395,000. This contrasts perfectly with £315,000 for a studio apartment in a poor part of London – for the very small difference in London weighting, it’s no surprise people are moving out of the big smoke and relocating to busy, happy places with better property prospects.
It’s not like there are any downsides to relocating either. Llandudno has excellent local and independent schools – and plenty of high quality retirement and care homes, as well as a thriving business community and excellent rail and road links to Chester and Liverpool, so all members of the family can be catered for here. Even London is just over three hours away by rail.
We North Walians have always thought of Llandudno as one of North Wales best kept secrets – though judging by the Rightmove piece, it isn’t so secret these days.
