Why it’s time for homebuyers to break with tradition in Formby

New homes in Formby

New Elan homes in Formby feature open plan layouts with well-equipped kitchens at their heart

TRADITIONALLY there’s a surge in people searching for a new home post-Christmas, but act now and moving day could be closer thank you think.

Housing market statistics show that between Christmas and New Year has become one of THE busiest times for people to search for property.

Elan Homes, currently building at The Dunes in Formby, saw a 45% increase in visitors to its website on Boxing Day 2018 compared with November 26 that year. The homebuilder also reports that web traffic on December 26, 2018 was 70% higher than the same date in 2017.

Buyers may therefore be surprised to learn that Elan will close all of its developments, including The Dunes from December 23 through to January 2, giving staff a well-earned break.

With that in mind, the homebuilder is encouraging buyers to act now to beat the post-Christmas rush.

Marie Morris, sales director for Elan Homes in the North, said: “Traditionally pre-Christmas is a quieter time for the property market, but we want to shake things up and help get people moving sooner rather than later. We would recommend anyone hoping to move in 2020 starts their search now to beat the rush.

“The increase in visitors to our website between Christmas and New Year correlates with a surge in visitors to our developments in January. We could open our show homes between the festivities, but choose not to so that our sales teams can spend quality time with loved ones.”

At The Dunes, on Lenton Avenue, Elan has a choice of three and four-bedroom properties available. Current prices range from £339,995 to £639,995.

Homes priced up to £600,000 are eligible for Help to Buy, giving purchasers the chance to reserve with a 5% deposit and 75% mortgage. The remaining 20% is covered by an equity loan, that’s interest free for five years

The spacious homes at The Dunes boast a superb specification and a sought-after location.

They are within walking distance of the beach and famous red squirrel reserve. Plus, Freshfield station is less than 15 minutes’ walk away, offering commuter connections to Liverpool city centre.

The neighbourhood is also home to upmarket supermarket Waitrose and an M&S Simply Food.
